Can Cracked Mortar Lead to Water Damage?

September 29, 2026 by Stan Newton

Cracked mortar may seem like a minor cosmetic problem, but it can become much more serious when moisture finds its way into the masonry. Mortar joints play an important role in protecting brick and stone structures, and once they begin to crack, deteriorate, or separate, they can create openings where water can penetrate.

For homeowners in North Dallas, addressing damaged mortar early can help protect masonry from moisture-related deterioration and potentially more expensive repairs.

How Does Cracked Mortar Allow Water In?

Mortar fills the joints between bricks or stones, helping create a durable and weather-resistant masonry system. Over time, however, mortar can deteriorate because of age, weather exposure, structural movement, drainage problems, or normal expansion and contraction.

When cracks develop, rainwater and moisture may enter those openings. Even small cracks can gradually allow moisture deeper into the wall, especially when the masonry is repeatedly exposed to rain.

The longer damaged mortar remains unrepaired, the greater the opportunity for moisture to affect surrounding masonry materials.

What Kind of Damage Can Water Cause?

Water intrusion through cracked or deteriorating mortar can contribute to several problems.

One common issue is further deterioration of the mortar joints themselves. As moisture enters weakened areas, the mortar may continue to crumble, loosen, or separate.

Moisture can also contribute to efflorescence, the white or chalky deposits sometimes visible on brick or masonry surfaces. Efflorescence occurs when water moves through masonry materials and carries dissolved salts to the surface.

In some situations, prolonged moisture exposure can also contribute to damage inside or behind a masonry wall. The exact consequences depend on the construction of the wall, the location of the cracks, drainage conditions, and the source of the moisture.

Can Cracked Mortar Damage the Bricks?

Yes, deteriorated mortar can eventually affect the surrounding brick.

Mortar joints are designed to work together with the brick as part of the masonry system. When mortar becomes severely damaged or missing, water exposure and movement can place additional stress on surrounding areas.

Over time, homeowners may notice loose mortar, larger gaps, deteriorating joints, or damaged brick faces.

Repairing deteriorated mortar before the problem progresses can help preserve both the appearance and condition of the masonry.

Why Does Mortar Crack?

There isn’t one single cause of cracked mortar. Some common reasons include:

  • Natural aging and weather exposure
  • Expansion and contraction caused by temperature changes
  • Foundation or structural movement
  • Poor drainage around the property
  • Previous repairs performed with inappropriate materials
  • Moisture repeatedly entering the masonry
  • Normal deterioration of older mortar joints

A professional masonry inspection can help determine whether the problem is limited to the mortar or whether another issue may be contributing to the cracking.

When Should Cracked Mortar Be Repaired?

Small cracks shouldn’t automatically be considered an emergency, but they also shouldn’t be ignored indefinitely.

If you notice mortar that is cracked, crumbling, missing, separating from the brick, or deteriorating in multiple areas, it may be time to have the masonry evaluated.

The appropriate repair depends on the condition of the existing mortar and masonry. In many cases, deteriorated mortar can be carefully removed and replaced with new mortar compatible with the existing masonry.

Don’t Wait for a Small Masonry Problem to Become a Bigger One

Cracked mortar isn’t just about appearance. When damaged joints allow water to penetrate the masonry, continued exposure can contribute to additional deterioration.

Taking care of mortar repairs early can help protect your brick or stonework and extend the life of your masonry.
